The flat is on the first floor (one flight of stairs) of a traditional Victorian building located in the Tollcross area of the city, just a short walk from Princes Street. The accommodation is in excellent order as a comprehensive refurbishment has just been completed.

The bright living room is furnished with comfortable sofas surrounding the large feature fireplace with gas coal-effect fire. There is also a sofa-bed in this room which increases sleeping capacity to 6 people. There is a dining table and chairs in the bay window and the room has a 32" LCD TV and DVD player.
The bedrooms are tastefully furnished with pine furniture. The spacious main double bedroom has large wardrobes and a dressing table/writing desk. The second, well-proportioned double bedroom has wardrobes and a chest of drawers. An additional single "fold-out" bed can be provided in either of the bedrooms.
The large, newly installed kitchen/dining room has all built-in appliances including dishwasher and washing machine, electric oven and gas hob.
The modern, contemporary bathroom provides a wash hand basin, WC and bath with power-shower over.
